If you've never let a property before — or you had a bad time with a high-street agent last time — this is the bit that matters. There is no portal to learn, no software to install, no hidden fees at the end. Just three steps, all handled by ARLA-qualified people based in Manchester and Leeds.

    List your property, in plain English.

    Tell us about your place — bedroom count, address, what you'd ideally like to achieve — and we'll build the listing for you in about fifteen minutes. Photos, floorplan, the Right-to-Rent and AML checks, the credit reference, the EPC reminder: all included at no cost. You can upload your own photos, or one of our photographer partners will visit for a small fixed fee. There is nothing to pay until you accept a tenant.

    Meet your shortlist, hand-picked by humans.

    Within 11 days on average, you'll have a shortlist of 3–6 vetted tenants who've passed credit, identity, Right-to-Rent and landlord-reference checks. You choose who comes to viewings — we never send anyone we wouldn't put in our own homes. Our in-house team is available seven days a week if you want a second opinion on a candidate.

Damage beyond fair wear and tear, breaches of contract by the landlord, or tenancies terminated by mutual agreement. Full exclusions are listed in plain English in the guarantee document.

One short form, one phone call with your ARLA-qualified contact. Claims are assessed within 5 working days. Most landlords are re-let before they've finished the form.
